So what is Flat Fee Real Estate, also known as Discount Real Estate? It is a service where you can sell on your own if you find your own buyer and owe nothing on the listing side more than your initial $350; however at the same time you can harness the power of thousands of local agents who might ALSO bring you a buyer giving you more leverage.
How does that work?
By listing with Naples Flat Fee and being placed on the Multiple Listing service for only $350 per six months, your home is exposed to all those agents exactly as if you were listed with a traditional brokerage, except that YOU as the owner perform the duties of a listing agent. Realtors find you in searches exactly as they find other properties. The only difference is that in the confidential notes to the agents and in the appointment phone, it indicates that the agent is to contact YOU directly to show your property; and should that result in an agreement, you are responsible ONLY for the selling side of the commission – a predetermined commission on the MLS of 2.5% or 3% depending on what you decide. You save the listing side.
Best of all, by being listed with a NABOR MLS affiliated real estate company, most potential buyers that you find on your own won’t realize you are a “For Sale By Owner” unless you make it obvious -- which we would highly discourage. Why? Well while you as a seller think you’ve beat the system and are getting the potential 5 to 6% of a Realtor by cutting out the middle person, in actuality the buyers, once they know you are selling on your own, are thinking: “Okay so now I get to lop off 6% on any offer I make.” However, being listed by Naples Flat Fee Realty provides you with a buffer zone. At the same time hard-working Realtors can feel confident and secure in showing their customers your property.
Also as with traditional listings your property is marketed from the MLS onto a multitude of internet sites including but not limited to: Zillow, Trulia and Realtor.com.
In addition, Naples Flat Fee Realty LLC provides you with the forms to sell your home professionally. Need a closing attorney? Naples Flat Fee can give you suggestions on that as well, or pick an attorney or title company of your own choosing.

You can continue on with Naples Flat Fee perhaps adjusting your selling strategy based on the market conditions; sell strictly on your own again without MLS assistance; take it off the market; OR should you decide on full-service help in marketing and selling your property (Miami excluded), you have the option to list with Naples Flat Fee’s sister company TROPICS REAL ESTATE (with three offices on 5th Avenue South and one in Historic Downtown Bonita Springs) and EARN your $350 BACK upon a successful closing with that company.
Keep in mind there are Flat Fee (also known as Limited Services and Discount Real Estate) companies all over the internet that are not members of your LOCAL MLS. And some that are, but are not local. In fact, many FLAT FEE companies have corporate headquarters based out of state. Be sure anyone you select is a PAYING member of your specific MLS and not just trying to sell you space on a website they have created or putting you onto the wrong MLS for your market area. We have encountered both of those scenarios as reported by various of our Naples Flat Fee users.
